Part of “Package 6” Sold for Around EUR 35 Million – UBM Takes First Steps in Implementing Its New Strategy
The sale supports UBM’s portfolio rebalancing and directly contributes to the second pillar of the company’s strategy: affordable housing.
Vienna, 17 June 2026. Only a few weeks ago, UBM Development AG (“UBM”) announced an expansion of its strategy as part of the presentation of its annual financial results. The objective is to respond to the changing expectations of the residential housing market. The company has now successfully initiated the first phase of this portfolio rebalancing: by selling a partial portfolio from the so-called “Package 6,” total proceeds of approximately EUR 35 million (exactly EUR 34.8 million) were generated. The funds attributable to UBM (50% owner) will be directly invested in the company’s strategic repositioning towards Affordable Housing.
There is already considerable unmet demand in this segment today, and this pressure is expected to intensify further in the future. UBM is consistently pursuing a two-product strategy (“Affordable” and “Premium”). While the premium segment continues to focus on its proven timber-hybrid construction approach in metropolitan areas, UBM is adopting a technology-neutral approach and a demand-oriented geographic focus beyond major cities for its affordable housing segment.
The divested portfolio comprises several retail and convenience properties in Vienna and Schwechat. Specifically, the transaction includes leasehold rights to the properties at:
Wientalstraße 45 (Hotel), 1140 Vienna , EKZ Elterleinplatz 11–13, 1170 Vienna , Ada-Christengasse / Hanson Center, 1100 Vienna, B7 Brünner Straße 219–221, 1210 Vienna, Zentrum Schwechat, Wiener Straße 12–16, 2320 Schwechat
In addition, ownership of the superstructure at Nahversorgungszentrum Sibeliusstraße 2a, 1100 Vienna, and a building lease right at Wiener Straße 12–16, 2320 Schwechat, is being transferred.
“With this sale, we are taking another consistent step in rebalancing our portfolio while further strengthening our focus on UBM’s strategic core business areas,” said Franz Panwinkler, Managing Director of UBM Development Österreich GmbH. “The successful closing demonstrates that there is still strong demand for well-structured real estate portfolios in established locations.”
The acquisition is also viewed positively by the buyer. Peter Schaider commented:
“The acquired locations benefit from long-established uses and are situated within mature district and neighborhood structures in Vienna. We see them as a solid addition to our existing portfolio (Auhof Center and Riverside) and look forward to continuing and further developing these properties over the long term.”
The seller is Ekazent Realitätengesellschaft m.b.H., which is jointly owned by UBM Development AG (50%) and FERRIS WHEEL Zwei GmbH (50%), a company managed by Kollitsch Invest. The so-called “Package 6” was originally acquired in November 2016, and parts of the portfolio had already been sold in previous years.
