Preliminary building permit granted for Timber Living residential quarter in Munich

Munich, 5 December 2023 – The preliminary building permit for the mixed-use residential quarter Timber Living at Munich’s former Bogner site is legally binding. The project is being developed on a plot of land with over 12,000 m2 on St.-Veit-Straße, in the popular urban district of Berg am Laim, and will offer approx. 23,200 m2 gross floor area on the upper storeys. Most of this, around 90 percent, is set to be developed as residential space. A childcare day nursery and commercial areas complete the overall concept.

 

“Timber Living enables us to provide urgently needed living space in Munich. The project has a timber hybrid design, which will create a very healthy and pleasant environment and provide an extraordinarily high ecological standard while allowing us to cut construction time by around 30 percent due to its high level of prefabrication,” says Thomas G. This new building project will be developed at St.-Veit-Straße 4 according to plans by zanderroth architekten, with five full storeys and a mezzanine above ground, plus two underground storeys. A supermarket and a day nursery offering childcare on the ground floor will be available to residents and the surrounding area, which will keep facilities for living and working in the direct vicinity. In addition, a mobility hub is planned for use by residents at Timber Living and their neighbours, offering the potential for various mobility solutions.

Besides its environmentally friendly timber hybrid design, Timber Living will be supplied with climate-friendly energy to contribute further to protecting the environment and resources while in operation. Without any use of fossil fuels, the concept instead relies on geothermal energy and photovoltaics.

Having acquired the “Timber Marina Tower” project in Vienna last summer, which will be the world’s tallest timber high-rise according to current data, this means over 300,000 square metres are already being developed with a timber hybrid design. This corresponds to 72 percent of the entire pipeline.

Relaunch at a historic site

The location of Timber Living used to be the headquarters of luxury sports fashion provider Willy Bogner GmbH & Co. KGaA. Over two years ago, the company committed itself to a comprehensive performance management programme, which included the sale of the company premises. Willy Bogner Jr., now 81, competed at the Olympic Games twice as a ski racer, among other achievements.

Construction of Timber Living is scheduled to start in the 2nd quarter of 2025.
