UBM plans development of the world’s highest timber skyscraper in Vienna

  • Project acquired from Signa Group for €24.5m
  • 113-metre high “Donaumarina Tower“ will be built in timber-hybrid construction

Vienna 21.06.2023. UBM Development has acquired a project on Vienna‘s Handelskai from Signa Group for 24.5 million euros (including existing land financing). Plans call for the development of a 113-metre office tower at this site in timber-hybrid construction. From today’s perspective, the Donaumarina Tower would be the highest timber skyscraper in the world. “A perfect example of a win-win situation“, commented Thomas G. Winkler, CEO of UBM Development AG, and added: “The Donaumarina Tower is a perfect fit with our strategy.“

The tower is expected to have 32 upper floors and four underground floors with approximately 44,350 square metres of gross floor space and will be located directly at the Donaumarina U2 underground station in the “Waterfront“ development area. Vienna’s inner city can be reached in 12 minutes with public transportation, and Vienna International Airport is only 15 minutes away by car. The Marina Tower and Donaumarina Apartments were recently built in the immediate vicinity.

The building will comply with the EU Taxonomy Regulations and ESG guidelines, and LEED Gold certification is targeted. The environmentally friendly operation of the office tower will be maximised by the use of geothermal power, ground water and the installation of photovoltaic modules. For UBM, the Donaumarina Tower represents a further milestone on the road to becoming the leading developer of timber construction projects in Europe. The real estate developer currently has already over a quarter of a million square metres of timber construction in the pipeline, to be exact 265,400 square metres, slightly more than half in the office asset class and the rest in residential. The LeopoldQuartier on Vienna‘s Donaukanal with roughly 75,000 square metres of floor space is the first urban quarter in Europe to be developed in pure timber-hybrid construction. The foundations for five other timber construction projects will be laid by the end of next year in Munich, Mainz, Düsseldorf and Prague – namely the Timber Factory, Timber Peak, Timber View, Timber Port and Timber Praha.
